U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: CA City: Laguna Niguel Delineated Area: South: Pacific Coast Highway (Hwy 1) and Niguel Road/Stonehill Road to I-5 East: I-5 North to I-405 Irvine North: I-405 to West Slater Avenue – Slater Avenue to Highway 39 South to Seapoint Street – Seapoint Street West to Pacific Coast Highway (Hwy 1) West: Pacific Coast Highway (Hwy 1) from Huntington Beach South to Laguna Niguel Minimum Sq. Ft. (ABOA): 19,489 Maximum Sq. Ft. (RSF): 22,412 Space Type: Office On-Site Parking Spaces (Total): 30 On-site Parking Secured Spaces (Surface): 30 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 30 Full Term: 15 Firm Term: 15 Option Term: 1 – 5 Year Renewal Option Additional Requirements: Space will be occupied by a government law enforcement agency with special build-out including: firearms and ammunition storage, secure evidence room Site shall have two separate entrance points Contiguous space on a single floor that isn’t separated by a public corridor Space must be above the ground floor and below the top floor and be serviced by a minimum of two elevators (one may serve as a freight elevator). Space must allow for efficient office configuration (length no more than twice the width) with columns at least 20 ft apart and from exterior walls. Properties housing judicial or private firms whose primary clientele are involved in or have ties to criminal elements are not acceptable. Properties with ground level/under building drive through service (such as banks, restaurants, pharmacies, etc.) are not acceptable. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ).
