General Services Administration (GSA) seeks to lease the following space: State: Michigan City: Alpena Delineated Area: City Limits of Alpena, Michigan Minimum Sq. Ft. (ABOA): 27,728 Maximum Sq. Ft. (ABOA): 29,115 Space Type: Office, Warehouse, and Related Space Parking Spaces (Total): 8 Reserved Surface Spaces Full Term: 20 Years Firm Term: 15 Years Option Term: None Additional Requirements: 250 Lineal Feet of deep water dock on-site with access to Lake Huron Approximately 4,000 SF of land on-site to accommodate 16.5’ deep diving tank Additional Parking: 2 spaces to accommodate commercial buses must be commercially available within a walkable ¼ mile of the proposed building 10 onsite parking spaces with ability to accommodate electric vehicle charging stations Space will be comprised approximately of the following: Office: 75% Warehouse: 20% Dormitory: 5% Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). The U.S. Government currently occupies office and related space in a building under a lease in Alpena, Michigan that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
