Ft. (ABOA): 33,937 Maximum Sq. Ft. (ABOA): 33,937 Space Type: Office & Related Space Parking Spaces (Total): 12 Parking Spaces (Structured): 12 Parking Spaces (Secured): 12 Full Term: 20 Years Firm Term: 15 Years Option Term: N/A Additional Requirements: GSA will only consider existing buildings. Space must not be located in the same building as the following establishments: Mental Health Facilities, Drug Treatment Facilities, Blood or Plasma Donation Centers, Bail Bonds, Criminal Rehabilitation or Reintegration Services, Law Firms Specializing in Criminal Defense or Immigration Cases, Social Service Organizations, or Temporary Labor Services. Offered building must be more than a thousand feet from drug free zones, such as schools, colleges, universities, playgrounds, or housing facilities owned by a public housing authority. Offered building must have a loading dock and freight elevator. Minimum spacing between structural columns in the offered building must be 20 feet on center. Space shall be located in a modern quality building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new building, the space offered shall be in a building that has undergone, or will complete by occupancy, modernization, or adaptive reuse for the space with modern conveniences. The U.S. Government currently occupies office and related space in a building under an expiring lease in Charlotte, NC. The Government is considering alternative space within the specified delineated area if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that can potentially satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and furniture and specialized equipment relocation. The Government is pursuing an Other than Full and Competition for this procurement. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ).
