U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space in one of the delineated areas listed below: Project No. 0AK2142 State: Alaska City: Dutch Harbor, Unalaska Delineated Area: Island of Unalaska Space Type: Housing Minimum Sq. Ft. (ABOA/Rentable): 2,400 Maximum Sq. Ft. (ABOA/Rentable): 2,400 Parking Spaces (Surface): Garage or Carport Full Term: 10 Years Firm Term: 5 Years Additional Requirements: Must be located on the Unalaska, AK main road system. ie. Access to the housing unit that requires the use of a ferry, boat, plane, ATV, snow machine is not acceptable. Dry Cabins are not acceptable. Onsite Fuel or Water Storage Tanks are acceptable, but it is the Lessor’s responsibility to fill the tanks and ensure they do not run empty. Electricity: Must be connected to the main city power grid. Generator supplied (as main source) electricity is not acceptable. Heat: Must be connected to main city fuel grid (if not provided through electricity). Generator supplied (as main source) heat is not acceptable. Water: Must be connected to the main city potable water source. Housing units utilizing onsite well water must have a water softener system in place. Lessor to maintain the water softener system. Bedrooms: Minimum of three (3) bedrooms. Bedrooms must comply with local and state code to be counted as a bedroom. Bathrooms: Minimum of one and one half (1.5) fully functional bathrooms. Minimum of one fully functional bathtub in the housing unit. Parking: Minimum of two dedicated parking spots. Pets: Must allow a up to five (5) pets of all species and breeds of domestic pets. No exotic or feral animals will be allowed. Kitchen: Must have the below modern appliances: Full size refrigerator Microwave Oven Sink Internet: Lessor must ensure connectivity from housing unit to the World Wide Web. Access to the highest speed internet connection locally available must be provided. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expressions of interest must include the following information: Address and location of the available space; Rentable square feet available and expected rental rate per rentable square foot, fully serviced; ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount (if any); Date of space availability; Building ownership information; Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any); Energy efficiency and renewable energy features existing within the space; and List of building services provided.
